JLL, a global Fortune 500 professional services and investment management firm operating in over 80 countries, is offering a structured internship within its Tenant Representation team in Johannesburg. This is an opportunity to gain hands-on exposure to commercial real estate advisory at one of the most respected names in the industry.

The Tenant Representation team advises corporate occupiers on their real estate strategies across office and industrial sectors, guiding clients through complex leasing decisions, portfolio reviews, and property transactions. The intern will work directly alongside experienced transactors, contributing to live mandates and gaining insight into the full commercial leasing lifecycle from initial market research through to transaction completion.

This internship is designed for graduates who are serious about building a career in commercial real estate advisory and who want more than a peripheral learning experience. Interns who demonstrate consistent performance, commercial awareness, and professionalism may be considered for continued development within the business at the conclusion of the programme.

What You Will Do

Across the duration of the internship, responsibilities will include conducting macro and microeconomic market research across office and industrial property sectors, analysing vacancy trends, rental benchmarks, and supply and demand dynamics, and compiling research summaries for both internal use and client deliverables.

On the transaction side, interns will assist with property longlisting and site identification, coordination of site inspections and property tours, development of Requests for Proposals to landlords, review and analysis of landlord proposals, financial lease comparison modelling, and the preparation of client presentations, pitch decks, market studies, and advisory reports. Administrative support will include pipeline tracking, CRM and property database management, transaction reporting, and KYC and FICA coordination.

Beyond day-to-day tasks, the internship provides meaningful exposure to client strategy discussions, commercial lease negotiations, corporate real estate advisory processes, and high-profile occupier mandates spanning lease acquisitions, renewals, regears, disposals, and portfolio optimisation. Interns will also gain hands-on experience with proprietary property technology and GIS mapping solutions, with training provided.

Who Should Apply

Candidates should hold at minimum a Bachelor’s degree in one of the following disciplines: Real Estate or Property Studies, Business Administration or Commerce, Finance, Accounting, or Economics. Proficiency in Microsoft Office Suite — particularly Excel, PowerPoint, and Word — is essential. Strong analytical thinking, attention to detail, and a professional approach to work are key attributes JLL looks for in its interns.

JLL encourages applications from candidates who may not meet every listed requirement. The firm values unique backgrounds, diverse perspectives, and the kind of curiosity that drives innovation in a global industry.
